Residential Construction in Still bay
New Homes Built to Last. Three Generations of Construction Excellence.
A1 Plumbing and Construction delivers full residential construction services across Still Bay, Jongensfontein, Riversdale, Albertinia, Heidelberg, and the wider Garden Route. André van Staden, the owner and founder, is a registered home builder with the National Home Builders Registration Council (NHBRC), which means every new home we build is backed by the legal protection and warranty this registration provides. André works on every single project himself, bringing hands-on quality control from the first brick to the final handover.
From site clearing and foundation work through to brickwork, roofing, plastering, waterproofing, and finishing, A1 handles the full construction lifecycle. We are a well-established local business with a solid reputation, contactable references, and a track record that speaks for itself across the Still Bay community. Our work can be seen at past clients throughout the region.

The Full Residential Construction Process: From Ground to Handover
Building a new home is one of the largest investments you will make. A1 Plumbing and Construction manages very phase of the process with the owner on site, ensuring consistent quality control, transparent communication, and delivery that meets both the NHBRC standards and your personal expectations.
Site Preparation and Clearing
Every successful build starts with a clean, well-prepared site. We assess the plot, clear vegetation, establish setout lines, and prepare the ground to meet structural and municipal requirements. Proper site preparation prevents costly problems at every stage that follows.
Foundations and Concrete Work
Foundations are the backbone of any structure. We excavate and cast foundations to the engineer-approved specifications for your site's soil conditions, ensuring your home has the structural integrity it needs to stand for generations. All concrete work complies with NHBRC standards.
Brickwork and Structural Walls
Our brickwork is neat, level, and built to last. André personally oversees every course of brickwork to maintain the dimensional accuracy and quality that distinguishes a well-built home from one that will need constant repairs. We use quality materials sourced from trusted local suppliers.
Roofing and Roof Structure
We construct roof trusses, install roofing materials, and ensure proper waterproofing at all roof interfaces. Our roofing work is built to withstand the coastal conditions of the Garden Route and meets all applicable building codes.
Plastering and Wall Finishing
Internal and external plastering is done to a smooth, consistent finish. We take pride in the quality of our plasterwork because it determines both the appearance and the long-term durability of your walls. No shortcuts are taken at this stage.
Waterproofing
Waterproofing is applied to all relevant areas including foundations, wet rooms, balconies, and roof interfaces. We use proven waterproofing systems suited to coastal and high-rainfall environments, protecting your investment from moisture ingress for the long term.
Finishing and Installation Trades
A1 coordinates the installation of plumbing, electrical-readiness, tiling, flooring, and joinery as part of the overall construction programme. André's dual qualification as both a PIRB registered plumber and an NHBRC registered home builder means the plumbing phase is handled in-house, eliminating a common coordination bottleneck on residential builds.
Inspection and Handover
Before handover, every completed home is inspected against the original plans and NHBRC requirements. We walk through the property with you, address any items on the snag list, and hand over a completed home you can move into with confidence. NHBRC certificates and relevant documentation are provided at this stage.
WHY IT MATTERS
What NHBRC Registration Means for Your New Home
Legal and Financial Protection for Homeowners
The National Home Builders Registration Council is a statutory body established under the Housing Consumers Protection Measures Act to protect homeowners against poor workmanship and structural defects. When you build with an NHBRC registered contractor like A1 Plumbing and Construction, your new home is enrolled in a warranty scheme that holds the builder accountable for defects identified after handover.
The NHBRC Warranty Explained
The NHBRC home warranty provides a one-year warranty against non-compliance with the NHBRC's technical standards, a three-year warranty against roof leaks, and a five-year warranty against major structural defects. This is a legal protection that is only available to homeowners who have used a registered home builder.
A Legal Requirement for New Homes in South Africa
South African law requires that any new home with a value above a prescribed threshold must be built by an NHBRC registered builder. Building with an unregistered contractor is not only a legal risk but also a financial one. Banks and bond originators routinely require NHBRC enrollment before releasing construction finance, and the absence of NHBRC documentation can complicate the sale or transfer of a property.
André van Staden Is a Registered Home Builder
A1 Plumbing and Construction is fully registered with the NHBRC. André van Staden carries his registration actively and enrolls every qualifying new build project on the NHBRC's system. This gives you the legal protection you are entitled to, the documentation your bank requires, and the peace of mind that your home has been built to a nationally regulated standard.
THREE GENERATIONS OF BUILDING
A Family Legacy Built Into Every Wall
A1 Plumbing and Construction was not started from scratch. It was built on a foundation that spans three generations of construction expertise. André van Staden's grandfather, Kobus van Staden, owned a reputable residential and commercial construction company in Pretoria and built many of the well-known buildings in that area. His father, Kobie van Staden, continued the family tradition and owned a construction business that built structures across South Africa.
André learned construction from his father, developing the skills, standards, and work ethic that now define A1 Plumbing and Construction. He founded the business in 2012 to provide for his family and to make a positive contribution to his hometown of Still Bay, his community, and the local economy. Matric at Hoërskool Langenhoven in Riversdale and an early career in commercial game farming, where he was involved in camp construction and management, shaped a builder who is deeply rooted in the practical realities of building in the Western Cape.
Today André is married to Taylor and together they are raising their son Elijah in Still Bay. The same values that drove his grandfather and father: precision, integrity, and pride in workmanship: are visible in every residential construction project A1 completes. When you hire A1, you are not hiring a faceless contractor. You are hiring a third-generation builder who has a personal stake in the quality of every structure that carries his family name.
Local. Experienced. Personally Invested.
André van Staden works on every job himself. He does not subcontract his responsibility. From foundation to final inspection, you deal with the owner directly: a third-generation builder who knows exactly what quality residential construction looks like.
FREQUENTLY ASKED QUESTIONS
Your Residential Construction Questions Answered
If you are planning a new home in Still Bay or the surrounding Garden Route area, these are the questions we are most commonly asked. If your question is not answered here, contact us directly and André will respond personally.
Do I need an NHBRC registered builder for my new home?
Yes. South African law requires that any new home above a prescribed value must be built by a contractor registered with the National Home Builders Registration Council. Building with an unregistered contractor puts you at legal and financial risk, can prevent you from accessing construction finance, and means you have no recourse under the NHBRC warranty scheme if defects appear after completion. A1 Plumbing and Construction is fully NHBRC registered.
What is the residential building process from start to finish?
The full process begins with site preparation and clearing, moves through foundation and concrete work, brickwork, roofing, plastering, waterproofing, plumbing installation, finishing and joinery, and concludes with a formal inspection and handover. André manages every phase personally, which means you have a single point of contact throughout the project. We handle all trades or coordinate them, including in-house plumbing.
Do you handle all the trades involved in a new build, or just the structural construction?
A1 handles the full structural construction programme and also brings in-house plumbing capability given that André is a PIRB registered plumber. For other trades such as electrical and glazing, we coordinate with trusted subcontractors who meet our quality standards. The goal is a seamless build experience where you are not managing multiple contractors independently.
